  • Room to Move: Terrific Townhouse
    them It was really important that there was a place for my dad says Deb who set up the ground floor as a private area for him It was a perfect plan Joe and Deb acknowledge that they left their dream home I would pinch myself says Deb as she recalls pulling up the driveway to their majestically sited 1905 Georgian Colonial To have that much beauty in my life was remarkable But I m pragmatic When it s time it s time So the couple carefully selected what would make the move and what wouldn t It was an epic purge says interior designer Caitlin Rutkay who worked with designer Charlotte Moss on the old house and designed the new one But she adds her clients made it easier than expected Deb made it very clear that she wasn t going to be bellyaching about this stuff There wasn t a lot of weeping over pieces Recommended Reading Court Street School Fortified Students for Anything Much of the Belfattos prized furnishings were sold during a three day estate sale but they kept what they knew would fit in the new place The new dining room for instance has pieces culled from six different rooms in the old house The chairs from the old breakfast room were recovered in what became the signature color in the new house chartreuse Deb s home office made the move as did much of their art collection Everything that s hanging on the wall has a story a history Deb says Many of the pieces were reframed for the new house One clever idea As Deb attempted to purge her vast collection of Gucci and Hermes scarves Rutkay suggested framing a few favorites Those now hang prominently in the stairwell New furnishings include the large sectional in the family room the barstools in the kitchen and all the furniture in the master bedroom We wanted a sleeker look in the bedroom says Rutkay We got a fully upholstered tailored bed It takes up less space and has less fuss The wall of cabinets and drawers designed by Rutkay in conjunction with California Closets is additional storage space for both Deb and Joe Plus Rutkay says it adds architecture to that room Since the move neither Deb nor Joe has slowed down Deb one of the founders and former executive director of Susan G Komen North Jersey is immersed in fund raising and development for women s organizations through her firm DQB Consulting Joe a wealth management and investment partner with Massey Quick commutes daily to Morristown Still their move has brought about a welcome respite Life has become easy breezy says Deb Click to enlarge images Deb and Joe Belfatto s new townhouse in Summit The family room is perfectly cozy The sectional is new but most everything else came from their old house The Belfattos master bedroom has a sleek wall of cabinets and drawers designed by interior designer Caitlin Rutkay The upholstered

    gritty city The couple loves the location next to a park and close to boutiques and restaurants they also were attracted by amenities that include a 24 hour doorman an on site fitness facility and a roof deck Their top floor unit has expansive views of Manhattan including five bridges the Statue of Liberty and the Empire State Building Leaving their Westfield house was easier than the couple had anticipated We had beautiful faux painted walls says Shub but when prepping the house for the market the realtor suggested painting the entire house beige Suddenly it wasn t our house Shub says The purging part was surprisingly easy too Ultimately they took little with them They gave away the bulk of their belongings to Furniture Assist a charitable organization in Kenilworth that helps set up families in need Recommended Reading Good on Paper We cut our living size in half says Shub and only kept a few pieces that still worked Among the pieces that made the move was a baby grand piano that dominates the wide entryway A dining table and chairs from their breakfast room also made the cut but with a smaller glass top The pair purchased a tailored sofa and upholstered side chairs which can float around the unit as needed The ottoman serves as both coffee table and extra seating Key to making their stuff fit books accessories and other keepsakes was constructing built in shelving in every room Cabinetmaker David Leiz designed and built several units including floor to ceiling bookcases that flank the entrance to the master bedroom A loft bed built in the spare bedroom frees up valuable space in what functions primarily as a home office In the kitchen a new island doubles as a work area and serving area and provides plenty of storage The sliver of patio just off the bedroom gives Shub a place for flowers and a tiny herb garden It also provides magnificent views day and night There s a new view every day says Eidus The two have embraced their new community We joined a synagogue says Shub We ve helped build community gardens They have also embraced the lifestyle We walk to Liberty State Park says Eidus We ll picnic on the river We could go to a new restaurant every day Shub who regularly performs at restaurants and clubs in the metropolitan area gave up her car in the move and now takes public transportation almost everywhere I even went out and got one of those wheely carts she says It s how I do all my errands now Click to enlarge images Shub and Eidus at the grand piano one of the few pieces that made the move Westfield The tailored furniture in the living room looks less bulky in the smaller space says Shub The breakfast table in the background is from their old house the couple simply bought a smaller glass top for the base The bedroom has exposed ductwork

  • Let the Sunshine In: Natural Light in Rutherford
    differently now than how people lived when the houses were built in this neighborhood says Jordan We wanted more open space The L shaped 2 400 square foot house has what Jordan calls a pocket patio tucked into the right angle and a grassy yard in the back We ended up with two nice outdoor spots The detached garage required by town zoning sits on the rear of the lot and functions mainly as a storage space for bikes and other outdoor playthings The house admits lots of natural light through the liberal use of transom windows motorized for easy opening and large sliding glass doors The doors also provide unobstructed views of the backyard We can watch the kids play on the patio while making lunch says Jordan Recommended Reading Past is Present A Historic Find Made Modern Inside the open floor plan achieves the same goal We can be preparing dinner while helping the kids with homework or watching them play he says Everything can happen in the same space Furnishings are kept to a bare minimum Adjacent to the main floor s open kitchen and living dining room up a couple of steps is a smaller family media room It s a cozy space conducive to TV watching and board games says Jordan The first floor also has a mudroom and a powder room both located in the entry hall That s it The second floor has four bedrooms including the master suite a streamlined space with a high ceiling that rises into the pitched roof The three identically sized boys rooms are in a row down a wide hallway Designing and building an energy efficient house was important to Jordan He sited the house and installed plenty of windows to take full advantage of its southern exposure Operable skylights in the stairwell bring in additional light and allow ventilation in the warmer months Spray foam insulation provides a tight seal and high efficiency heating and cooling equipment keeps costs down And since the main portion of the house the long part of the L with the living area on the main floor and the boys bedrooms above it is only 20 feet wide there s terrific cross ventilation when the windows are open It helps reduce cooling costs in transitional months says Jordan To stay in harmony with the neighborhood Jordan designed the front elevation with a pitched roof and small windows taking cues from the neighbors houses he says The back of the house has a flat roof which may eventually become a roof deck or a place for solar panels Landscaping was kept minimal to maximize open space for the kids The project took seven months In January 2013 the Jordans moved in and immediately embraced their new town Sally even won a seat on the local school board What was Sally s involvement in the design of the house She gave me the license to do it says Jordan She trusted me And
